Open Plan Living Room & Kitchen
A contemporary, light-filled large space with well-equipped kitchen, dining area with accent lighting and bifolds overlooking the garden and river. Comfy sofa and TV with DVD player and plenty of DVDs to borrow. We also have a new dedicated work space with desk and chair. Underfloor heating.

Terrace
Sunny terrace with outdoor dining table and chairs perfect for an alfresco supper. Sun lounger, a parasol, and charcoal BBQ available throughout the summer. Beautiful views of the walled garden leading down to the river.

The River & Jetty
At the end of the garden you’ll find a little private jetty to sit with a coffee overlooking the river. If you’re quiet, you may see the resident heron swooping down to claim a fish! For guests with small families, please rest assured that the river is safely fenced off from the garden. Fishing also permitted.

The Garden
We live next door and we’re very happy to share our garden with you. The space is naturally split in half by shrubs and a large shed, so there’s plenty of room (and privacy). This picture illustrates how much space you have to yourself. At the end of the garden we have fenced off the river so young children are safe. In the summer you can enjoy a fresh plum directly from the tree!

Master Bedroom
Large relaxing master bedroom with extra tall sloped ceiling. The king size bed is exceptionally comfortable, with extra cushions and textiles. Views of the garden and shared access to the jack & jill shower room. Also features a small workspace.

Single/Twin Bedroom
Single bedroom with trundle bed that can also be made up. Please note that access to the en-suite jack & jill shower room will be disrupted by an extra bed being made up as it is a small room!
Workspace
Two workspace set ups with ergonomic office chairs. Super fast wifi at 72mbps download, 28mbps upload.
Please note if you book through Ashore, you will also have access to Apple Studio Display monitors plus any accessories required.
Child Friendly
With two small children ourselves, we know how stressful it can be to travel as a family, and the incredible amount that you often need to pack. For that reason we provide a travel cot and mattress (you will need to bring bedding), a highchair, baby bath, bed rail and a selection of toys.
Dog Friendly
We welcome 2 well behaved dogs per booking for a small fee. We ask that owners follow our specific pet rules, and don’t leave the dogs alone in the property at any point.

“Hannah’s place is a really lovely, relaxing space to enjoy some downtime. It is very spacious and the kitchen area is well equipped for self catering if that is what you want to do. The garden and patio area are amazing and the little area by the river makes you feel as though you are miles from anywhere even though the centre of Norwich is only a few minutes away by car. Hannah’s communication was first class and she was very helpful and amenable to us having friends over whilst we were there. There is plenty to do nearby, Norwich is a lovely city and the Norfolk Broads are easily accessible. We felt very safe whilst there and everything was very clean and comfortable.”

The open plan kitchen/living/dining room is fab, with great views of the sundrenched terrace and the large garden leading to the summer house by the river. Bliss. Impressive family of swans with seven cygnets came to check us out. Did I mention the birdsong? Just lovely. Very friendly and helpful hosts, all in all a great place to stay.”
